The staircase is one of the most visible pieces of joinery in any home, one of the most heavily used, and one where the difference between a restoration and a full replacement is a genuine judgement call. Original Victorian and Edwardian staircases in Bournemouth houses are often worth keeping - the proportions and materials are frequently better than modern replacements - but they need honest assessment before any work starts.

The structure is the first thing to look at, and it is not always the thing that most obviously looks wrong. Treads that squeak, sag or feel bouncy underfoot are telling you something about how the stair is put together underneath. Traditional staircases are built as a housed stringer construction, where the treads and risers slot into slots in the stringers and are wedged and glued in place. Over decades, the wedges can dry out, the glue can fail, and the whole assembly loses stiffness. This is repairable - reglueing wedges from below with the stair opened up - but only if the timber itself is still sound.

Woodworm is the risk in any old staircase and often invisible from above. The underside of a staircase, accessed from the under-stair cupboard or a hallway ceiling below, is where woodworm damage shows most clearly. Small round exit holes in the timber, powdery dust below, and any softness when you press a fingernail into the wood are all signs. Active woodworm needs treatment before restoration; historic damage in structurally sound timber can often be left alone.

Balustrades and handrails is the visible half of any staircase and the part that most affects how the whole thing looks in the hall. Original spindles - the vertical members supporting the handrail - are often turned oak or pine, and even where a few are broken or missing, matching replacements can be turned to the same profile. Original handrails, particularly in oak or mahogany, are usually worth keeping and restoring; the natural patina of a century of hands running along them is impossible to replicate in a new piece.

Newel posts - the large decorative posts at the bottom of the stair and at any turn - are where much of the character of an original staircase lives. A well-turned or panel-detailed newel post is not something modern staircase suppliers make well, and losing them to replacement stripped-pine posts is one of the ways older houses lose their character. If the existing newel posts are sound, they should be kept; if they need to be replaced, matching a copy from a specialist joinery workshop is worth the cost.

Treads and risers wear in specific patterns that tell you how much use they have had. The centre of each tread wears faster than the edges, particularly on the treads people step on most. A slight hollow in the middle of a tread is normal and not a problem; a significant hollow or any splitting along the grain needs attention. Individual treads can be replaced from below by carefully removing the wedges, sliding the old tread out, and fitting a new one - a specialist job but not a difficult one for a competent carpenter.

Painted treads or bare timber is aesthetic but has practical implications. Bare timber treads, either oiled or varnished, show wear more evenly and can be sanded and refinished every decade or so. Painted treads look neat when new but chip and scuff with use, and refinishing means stripping the old paint before painting again. Runners - carpet or sisal - protect the treads underneath and reduce noise, but they also hide any deterioration that develops beneath them. A common compromise is painted risers with a runner down the centre of the treads, leaving the outer edges of the tread visible.

The best time to do stair work is when the house is otherwise disrupted - during a wider renovation, when a hall is being redecorated, or when new Flooring and staircases is going in downstairs. A staircase project alone can be done in a week to ten days depending on the extent, but it makes a mess and needs the stair to be closed for periods, which is inconvenient in an occupied house. Any carpenter working on old staircases will be able to advise honestly on what can be repaired and what needs replacing, and the honest answer for well-built Victorian and Edwardian staircases is that far more can be saved than most homeowners expect.
